Job Description
We are seeking a diligent and experienced Property Appraiser to join our Valuation & Advisory Services team in Tampa, Florida. The ideal candidate will be responsible for conducting comprehensive property valuations for a diverse range of commercial properties, ensuring accuracy, compliance, and timely delivery of appraisal reports.
Key Responsibilities
- Perform detailed property inspections to assess physical characteristics, condition, and functional utility.
- Conduct thorough market research, including analyzing comparable sales, leases, and economic trends.
- Utilize various valuation methodologies, including the cost approach, sales comparison approach, and income capitalization approach.
- Prepare clear, concise, and defensible appraisal reports in compliance with USPAP and client specific guidelines.
- Communicate effectively with clients, brokers, and other stakeholders to gather necessary information and clarify report findings.
- Stay current with industry trends, market dynamics, and regulatory changes affecting property valuation.
- Maintain meticulous records and documentation for all appraisal assignments.
Required Skills
- Bachelor's degree in Real Estate, Finance, Economics, or a related field.
- State Certified General Appraiser license in Florida.
- Minimum of 3 years of experience in commercial real estate appraisal.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook).
- Strong analytical, research, and report writing skills.
- Excellent communication and interpersonal abilities.
- Ability to work independently and manage multiple assignments with competing deadlines.
- Valid driver's license and reliable transportation.
Preferred Qualifications
- MAI designation or candidacy.
- Experience with valuation software (e.g., Argus Enterprise, CoStar).
- Advanced degree in a relevant discipline.
- Familiarity with various property types, including office, retail, industrial, multifamily, and special-use properties.
