Job Description

As a Property Appraiser at CBRE in Portland, you will be responsible for providing accurate and timely valuations of commercial properties across various asset classes, including office, industrial, retail, and multi-family. This role involves comprehensive market research, data analysis, site inspections, and meticulous report writing to support client needs for financing, investment, acquisition, and disposition decisions. You will collaborate with a team of seasoned professionals and leverage CBRE’s industry-leading resources to deliver high-quality appraisal services.

Key Responsibilities

  • Conduct thorough site inspections of commercial properties to assess physical condition, location, and other relevant factors.
  • Perform comprehensive market research and analysis, including comparable sales, rentals, and economic trends.
  • Prepare detailed and well-supported appraisal reports in accordance with USPAP (Uniform Standards of Professional Appraisal Practice) and client requirements.
  • Analyze financial statements, leases, and other relevant property documents.
  • Develop strong client relationships and effectively communicate appraisal findings.
  • Stay abreast of local, regional, and national real estate market conditions and valuation methodologies.
  • Collaborate with senior appraisers and team members on complex assignments.

Required Skills

  • Certified General Real Estate Appraiser license in Oregon.
  • Minimum of 3 years of experience in commercial real estate appraisal.
  • Strong analytical and quantitative skills.
  • Excellent written and verbal communication skills.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook).
  • Ability to work independently and manage multiple assignments with tight deadlines.
  • Valid driver's license and reliable transportation for property inspections.

Preferred Qualifications

  • Bachelor's degree in Real Estate, Finance, Economics, or a related field.
  • MAI designation or candidacy for MAI designation.
  • Experience with valuation software and databases (e.g., Argus, CoStar).
  • Knowledge of various valuation methodologies, including income capitalization, cost approach, and sales comparison.
  • Familiarity with the Portland metro area commercial real estate market.
