Job Description
We are seeking a highly motivated and skilled Property Appraiser to join our Valuation & Advisory Services team in Edinburgh. The successful candidate will be responsible for conducting comprehensive property valuations across a diverse portfolio of commercial and residential assets. This role requires a strong understanding of valuation methodologies, market trends, and regulatory requirements. You will work with a dynamic team, providing expert advice to clients ranging from institutional investors to private developers. Key Responsibilities
- Conduct thorough property inspections and site visits to assess property condition and features.
- Perform detailed market research and analysis to inform valuation decisions.
- Prepare comprehensive valuation reports in compliance with industry standards and client requirements.
- Utilize various valuation methodologies including income capitalization, sales comparison, and cost approach.
- Maintain up-to-date knowledge of local and national real estate markets, economic trends, and regulatory changes.
- Collaborate with clients, colleagues, and external stakeholders to gather necessary information and provide expert advice.
- Assist in business development activities and contribute to the growth of the valuation practice.
- Ensure all work is completed accurately, efficiently, and in line with CBRE's high standards of quality and ethics.
Required Skills
- RICS accredited degree in Real Estate, Valuation, or a related field.
- Proven experience (minimum 3 years) in property valuation, preferably within a commercial real estate environment.
- Strong analytical and quantitative skills with proficiency in financial modeling and valuation software.
- Excellent written and verbal communication skills, with the ability to produce clear and concise reports.
- In-depth knowledge of valuation principles, methodologies, and relevant UK legislation.
- Ability to work independently and as part of a team, managing multiple assignments and meeting tight deadlines.
- Full UK driving license and willingness to travel for property inspections.
Preferred Qualifications
- MRICS designation (Member of the Royal Institution of Chartered Surveyors) or working towards it.
- Postgraduate qualification in Real Estate or a related discipline.
- Experience with specific property types such as industrial, office, retail, or specialist properties.
- Proficiency in advanced Excel and property-specific software (e.g., Argus, MRI).
